Welcome to the Stoneridge Property Owners Associations New Client Information page.
Greetings from Stoneridge and thank you for serving our community with your real estate expertise. Please consider sharing the following important information with new property owners who choose to make Stoneridge their new home.
Here are a few items that each new homeowner purchasing property in StoneRidge needs to know:
The property management company is Mountainbreeze.
In an effort to ensure accurate and complete disclosure information is provided upon request by title companies, buyers and sellers, Mountainbreeze has transferred to the Community Archives platform of services. Access to this platform is available now, please use the attached document to assist you with placing your order.
No more sending an email to an unknown source or worrying if your email was received in time so you can make a closing deadline.
Now you’re in control!
Questions about transfer fees (and any other purchasing/selling information) by active and in-active sub-associations in Stoneridge? Contact sub-associations directly. The Stoneridge Property Owners Association (POA) does not require a transfer fee. Questions about POA’s limited authority apart from the sub-association authority (by design) regarding rules and operational governance? Questions about the relationship between the POA and property owner obligations to their sub-association HOA?
Wondering where your mandatory POA dues ($75 monthly) go to support the community-wide SPOA activity center (ongoing building maintenance, utilities, insurance, custodial services, pool loan, pool and fitness center maintenance, activity center landscaping, utilities maintenance of Columbia Blvd, and tennis/basketball court obligations), which are required as a property owner? Send an email to SPOA webmaster to receive a ‘SPOA dues overview.’
Please note: SPOA dues are already embedded to your active sub-association dues property owner statement for Greensides, Vineyards, Motor Coach Village, and Fairway Meadows. Sub-associations in Forest HOA, Lakes HOA, Fairways HOA, and Ironwood HOAs are currently inactive and have not organized their CC&R obligations and, until then, property owners pay directly to MountainBreeze property management company for POA monthly dues, billed on a quarterly basis.
The POA (Stoneridge Property Owners Association) isn’t the resource for future directions of those inactive sub-associations and is without authority to answer questions (nor should it be) for inactive sub-associations until they reactivate their governance obligations. If you are purchasing in those sub-associations, please contact those sub-associations directly.
By accessing Community Archives, you can control what information you need, and how fast you want your request fulfilled.
The process allows you to select the documents you’re requesting and the turnaround time you need, State Statute requirements, and we’ll ensure you have a completed order!
We look forward to working with you!
